Where the smell actually comes from
Formaldehyde is a colourless gas with a sharp, slightly sour odour. In a renovated home, the main sources are:
- Built-in carpentry. Wardrobes, kitchen cabinets, TV consoles and platform beds are usually made from plywood, MDF or particleboard. The resins that bond these boards commonly contain urea-formaldehyde, and the gas escapes slowly from every cut edge and internal surface — including the backs and undersides you never see.
- Adhesives. Contact glue behind laminates, tile adhesives, and the glue lines in engineered or laminate flooring all contribute.
- Paints, sealants and varnishes. Fresh coatings release a mix of VOCs. Most of this comes off in the first days and weeks, but it adds to the overall smell.
- New furniture and soft furnishings. Flat-pack furniture, new mattresses, curtains and some permanent-press fabrics carry their own emissions on top of what the renovation added.
The important point: the gas is generated inside the materials and migrates out over time. That is why the smell keeps coming back after you air the place out, and why surface cleaning alone does not solve it.
How long off-gassing really lasts
Be sceptical of anyone who promises the smell will be gone in a weekend. Realistic expectations:
- Emissions are strongest when materials are new, then decline gradually. The steepest drop happens in the first weeks to months, but pressed-wood products can continue releasing low levels of formaldehyde for a long time — the tail is measured in months and years, not days.
- Warm, humid air speeds up the release. Heat and moisture help formaldehyde escape from resins, which is why a closed-up flat smells worst after being shut for a few days in hot weather. This works in your favour too: warming and ventilating the home pushes emissions out faster (see the ventilation strategy below).
- Closed spaces concentrate it. Inside a shut wardrobe or drawer, levels build up between openings. This is why the smell inside new cabinetry stays strong long after the room itself smells fine.
Because emissions come from within the boards, one round of airing out lowers the level in the air, but the level creeps back up once windows are closed. Reducing it for good means either waiting out the source, treating the source, or both.
Symptoms and who should be more careful
At the levels found in some newly renovated homes, formaldehyde is an irritant. Common short-term complaints include stinging or watery eyes, a scratchy nose and throat, headaches, and worsened symptoms for people with asthma or allergic rhinitis. Sensitivity varies widely — one person may notice nothing while another in the same room feels unwell.
Young children, the elderly, pregnant women and anyone with respiratory conditions are generally more sensitive and spend more hours at home, so it is reasonable to be more cautious on their behalf. Formaldehyde is also classified as a human carcinogen by international health agencies — that classification is based mainly on prolonged, high occupational exposure, not on living in a renovated flat, but it is a good reason to take persistent strong odours seriously rather than simply getting used to them.
A practical rule of thumb: if the smell is still strong enough to notice every time you walk in, the home is not ready for a baby’s cot or an asthmatic’s bedroom.
What actually helps
1. Ventilate properly, not occasionally
- Cross-ventilate. Open windows on opposite sides of the home so air flows through, and open every cabinet, wardrobe and drawer while you do it. Interior doors open, fans pointed outwards helps.
- Do it daily and for as long as possible during the first weeks. A single afternoon of airing achieves little because levels rebound once the home is sealed again.
- Use the heat. Letting the home warm up (aircon off, windows closed for a few hours) and then flushing it with fresh air pulls more formaldehyde out of the materials per cycle than ventilating a cool room. Repeat the cycle rather than doing it once.
- Delay move-in if you can. Even an extra one to two weeks of aggressive ventilation before furniture and fabrics arrive makes a noticeable difference.
2. Manage the sources
- Specify low-emission boards before renovation if you still can — ask your contractor for E0 or E1 rated plywood/MDF for carpentry. This is the single most effective decision, because it shrinks the source rather than chasing the gas.
- Unwrap and air new furniture somewhere ventilated before positioning it, and remove all plastic packaging — wrapping traps emissions.
- Wash new curtains, bedsheets and fabric covers before use.
- Keep new wardrobes and drawers open whenever practical during the first months.
3. Filter and treat
- Air purifiers with activated carbon (not HEPA alone) adsorb some VOCs, including formaldehyde. They help in the room they are in, but they are a supplement, not a solution — HEPA filters capture particles, not gases.
