The short answer: clean after the last trade leaves, not at handover

Handover day is not the right day to deep clean. Here is why:

Defect rectification is almost guaranteed. During your handover walkthrough you will spot chipped laminate, uneven paint, gaps in silicone sealant or grout that needs redoing. Fixing any of these means sanding, drilling, painting or regrouting — all of which generate fresh dust and debris on top of whatever you just cleaned.

Step 1 — Handover walkthrough (Day 0)

Inspect the completed works with your contractor and list every defect: paint misses, grout haze on tiles, adhesive residue, scratches, sealant gaps. Your renovation contract should already cover rough site clearance — leftover materials, cartons and large debris are the contractor’s job to remove, not yours and not your cleaner’s. Insist this is done before you sign off.

Step 2 — Defect rectification (typically the following days to weeks)

Let the contractor complete all touch-ups in one or two consolidated visits rather than piecemeal. Each visit re-contaminates the area around it, so the fewer, the better. Hold off on any serious cleaning during this window — a quick sweep of hazards like nails and screws is enough.

Step 3 — Settling period (2–3 days after the final visit)

Once the last trade has left for good, give the home a short buffer. Open the windows and let air circulate so suspended dust settles onto surfaces where it can actually be removed. Avoid running the air-conditioning heavily during this stage — the fan coil will pull fine dust into the unit and recirculate it, and it will keep blowing dust back out for weeks afterwards. Step 4 — The deep clean, while the home is still empty

This is the single best window in the life of your home to clean it: no furniture to move, no mattress to shield from grit, full access to floors, built-in carpentry interiors, window tracks and grilles. Cleaning an empty flat is faster, cheaper and dramatically more thorough than cleaning around boxes and beds. Book your cleaning team for a date 2–3 days after the final rectification visit, and give yourself at least a couple of days’ lead time when booking so you get the slot you want.

Step 5 — Furniture delivery and installation

Schedule sofas, beds, mattresses and appliances to arrive after the deep clean. If carpenters are installing additional built-ins after the main renovation, treat that as another dust-generating trade — clean the affected room again (or delay that room’s clean) once they finish. Wipe down cabinet interiors before you fill them; it is the last time reaching the back corners will be easy.

Step 6 — Air out, then move in

New carpentry, laminates and freshly painted surfaces off-gas — formaldehyde and other volatile compounds are released for an extended period, and ventilation alone reduces them only slowly. Keeping the home ventilated between the clean and your move-in date helps, and it costs nothing while the flat is empty anyway. Once you are in, a lighter move-in clean is a much smaller job because the heavy construction soil is already gone.
