Central is access rules, not a different cleaner
Toa Payoh, Bishan, Novena, Bukit Timah, River Valley, Balestier, and Orchard use the same MCAAS crew and the same prices. Home cleans from $248. 3-room HDB typically $388. 4-room typically $448. Upholstery from $98. Landed along Bukit Timah is quoted on floor area, not squeezed onto the 3-room line.
Toa Payoh and Bishan still have original kitchens in many blocks. Novena and River Valley condos fail on tracks, covers, and glass because the hall is small. Orchard and River Valley buildings often cap work hours. Say that up front so we do not book a 9am slot the condo will refuse.
HDB, condo concierge, and landed quotes
Central HDB is the standard package: dust, wipe, vacuum, mop, kitchen exteriors, bathrooms, interior windows, cabinets if empty. Central condos add concierge letters and service lifts. Landed homes need parking notes and a size. WhatsApp photos if the job is post-reno. We will not guess a bungalow from a 4-room price.
How a Central booking works
Unit type, job, date, building name. Written quote. You can be at work. Keys with concierge is the usual Central pattern. Walkthrough at the end if you return, or photos plus a call if you cannot. Flagged spots re-cleaned before we leave when you are there. If you cannot attend, we still work to the checklist and send a finish note.
Small units and what agents actually see
In a River Valley one-bed, the agent sees glass, tracks, and the bathroom first. Those are on the list. A shiny floor with a dusty cover still fails. Tell us it is a compact condo so we do not plan a 5-room duration.

Toa Payoh and Bishan as mature HDB
Original kitchens, window grilles, and bomb-shelter stores are the work. Degrease, descale, HEPA, dry. A 3-room is typically $388 and 4-6 hours empty. If the store has been locked for a year, open it the night before. We clean what we can reach.
Town council notices about common corridors apply. We keep kit inside the unit when we can. We do not hose stair landings.
Novena, River Valley, and compact condos
Square-footage tables matter more than '3-room equivalent'. Under 400 sqft starts at $248. A shiny 500 sqft hall with a dirty bathroom still fails an agent check. We start in the bathroom and kitchen, then glass and tracks. Tell us if the building bans work after 5pm. Our standard hours already end at 5pm on Saturday.
Bukit Timah landed, quoted properly
Send floor area, storeys, and whether the job is whole-home or post-reno. Garden shoes, driveway, and outdoor toilets are not inside an HDB package. Parking for a van must exist. If the road is a no-parking estate, say so. We will not guess a bungalow at $448.
What Central clients forget to say
Work-hour caps. Contractor pass forms. Loading bay bookings. Shoe-free lifts. Pets. Packed storerooms. Agent time. If you omit those, the quote is still valid for the clean and invalid for the clock. We would rather delay a day than start a River Valley unit at 9am when the condo opens at 10.
Toa Payoh HDB is simpler. Lift, corridor, water, power. Tell us the flat type. Empty the fridge if interiors matter. Unplug the washing machine if you want behind it done on a handover.
Bishan condos sit between those two worlds: HDB-like kitchens, condo access. Send the building name anyway.

If you need an itemised receipt for an agent, say so. We issue it. If you need the oven interior, add $80 on the quote, do not assume it is inside $388.

01 Toa Payoh 3-room tenancy handover. $388 typical. Empty cabinets. Agent at 4pm. Start morning, not 1pm.
02 River Valley 450 sqft condo. Use the 400-500 sqft line, typically $298, plus 10% if it counts as more than 3 rooms. Concierge name in the WhatsApp.
03 Bukit Timah landed after ID. Custom quote. Floor area, storeys, parking. Not $448.
04 A typical Central weekday starts with a concierge call. The team signs in, pads the service lift if the building asks, and works kitchen and bathrooms first because those rooms decide whether you feel finished. Hall glass and tracks come late so they stay dry. If you return at 3pm, the walkthrough is in person. If you cannot, we send finish notes. Flagged work is still done the same visit when you are there.
05 Packed Central storerooms are the usual skip. We will not unpack a Balestier bomb shelter that has been closed for two years unless you empty it. Tell us. The quote stays valid. The interiors stay untouched. That honesty is better than a fake 'every corner' claim on a photo of a stacked store.
