Why the East is a regular run, not a special trip
Tampines, Bedok, Pasir Ris, Simei, Katong, and East Coast are a cross-island drive from Bukit Batok. The service does not change. The quote does not change. A 3-room HDB in Tampines is still typically $388. A 4-room is typically $448. Home cleans start from $248. Upholstery starts from $98. Distance is the van, not a surcharge line.
East towns are large and lived-in. Tampines and Bedok kitchens often have years of hood grease. Pasir Ris sits closer to the water, so wardrobes and stores hold damp after rain even when the hall looks dry. Katong and Marine Parade add condo concierge: work hours, lift padding, shoe-free corridors. Send the condo name so we book the loading bay instead of standing in the lobby.
Weekend East slots fill because the drive is longer and Saturday is handover day island-wide. WhatsApp 3-5 days ahead for a weekday. Give 1-2 weeks for a Saturday in Tampines or Bedok if the date is fixed by the agent.
Mature HDB versus East Coast condos
Bedok and older Tampines blocks behave like other mature HDB: original grout, mesh hoods, window grilles, bomb-shelter stores that never open. The work is degrease, descale, HEPA, and dry. Newer East BTOs, when they appear, behave like Punggol: post-paint gypsum in tracks and coils. Do not mop that and call it done.
Katong walk-ups and East Coast condos fail on interior glass, balcony doors, and aircon covers because those are what a visitor sees in a smaller hall. We still do kitchens and bathrooms. We need empty cabinets if you want interiors. A fully furnished rental with clothes in the wardrobe is a different duration.
Monsoon, salt air, and fabrics that stay wet
East Coast humidity is not marketing. Closed rooms after a downpour smell musty for days because grout, mattress cores, and sofa foam hold water. A weekend mop dries the tile, not the fabric. If the smell is one sofa, book upholstery. If the whole flat smells after rain, book spring cleaning. If you are handing keys back, book end of tenancy on an empty unit.
Mattresses in Pasir Ris and Tampines bedrooms next to external walls pick up the same condensation story as the West, only with more rain-driven damp. Extraction and a real dry-out beat another waterproof mattress spray.
How an East booking works
WhatsApp unit type, job, date, and estate. Mention concierge if it is a condo. We send a written quote. You can leave keys. The team brings tools. A 3-room end-of-tenancy that is empty is usually 4-6 hours with two cleaners. Post-reno in a freshly painted Tampines BTO runs longer because of dust.
Payment after the walkthrough. Re-clean of flagged areas before we leave. No deposit held against a future visit. If the agent is coming at 4pm, say so. We schedule the finish, not a vague afternoon.
Condo access on the East Coast
Many East Coast and Marine Parade buildings limit noisy work to set hours and want a contractor pass. That is normal. We carry company ID. We do not need you on site. What we need is the building name in the first message so the pass is requested in time.
HDB in Tampines and Bedok is simpler: lift, corridor, water, power. Tell us if the block has no lift. Stairs add duration.
Included work and extras
Standard home packages include ceilings and walls dusted, cobwebs, aircon covers, fans, cabinets if empty, lights, points, vacuum and mop, kitchen degrease of exteriors, bathrooms, interior windows and grilles. Oven interior, exterior high windows, paint and glue after reno, acid wash, and machine floor-scrub are extras. Sofa, mattress, and carpet are upholstery unless added.

Preparing an East HDB the night before
Empty the fridge if you want the inside and the floor behind it done. Take clothes out of wardrobes if interiors matter for a handover. Unclip the hood mesh if you can reach it safely. None of that is required. It does save an hour on a Tampines 4-room.
Tell the concierge in Katong or East Coast that a two-person team will arrive with upright vacuums and a folded ladder. Buildings that ban dripping mop buckets in lifts need a heads-up. We bag wet cloths. We do not flood corridors.
If the agent walkthrough is the same afternoon, do not book a 2pm start on a 5-room. A 4-6 hour 3-room can finish before a 4pm inspection. A dusty post-reno cannot. Be honest about the mess in the WhatsApp photos.
School holidays and CNY from the East
Tampines and Bedok families often book the mid-year school break as a whole-home reset. That is spring cleaning in our language, even in June. It is not weekly housekeeping. Hood, grout, fans, tracks, covers, and floors. Kids home all day is fine if you say so. We work room by room.
Pre-CNY in the East fills even faster than Saturdays. Book in November or December if reunion dinner is in the same flat. We will not promise a 28th-of-the-lunar-month slot in January if you write on the 27th.
What a typical East day looks like for the crew
The van leaves Bukit Batok with a written job sheet: estate, block, unit, package, add-ons. Two WSQ-certified cleaners. They start at the kitchen hood and bathrooms because those decide whether you feel the job is done. Halls and bedrooms follow. Interior glass and tracks near the end so they stay dry.
If the Bedok unit is a handover, they photograph empty cabinets before they close them so you have proof interiors were done. If it is a lived-in spring clean, they ask you to park breakables. We do not move pianos or packed storerooms.
