Woodlands, Yishun, and the long run that is still the same job
North Singapore is a longer drive from Bukit Batok. It is not a different company and not a different rate card. Woodlands, Yishun, Sembawang, Admiralty, Mandai, and Kranji use the same HDB and condo tables: home cleans from $248, 3-room typically $388, 4-room typically $448, upholstery from $98. We will not add a North surcharge in the quote.
Flats in Woodlands and Yishun are often larger than a city 3-room. That changes hours, not the checklist. Cabinets, interior windows, aircon covers, hob and hood exteriors, and floors still decide whether an agent passes the unit. A packed 5-room on moving day takes longer because we cannot reach interiors until boxes leave.
If you cross to Johor on weekdays, say the key time in the first WhatsApp. We cannot invent a 7am Saturday North slot that does not exist, but a weekday Woodlands 4-room is a normal booking inside the 3-5 day window.
Larger HDB layouts and what that does to duration
A Yishun 5-room executive is not two 3-rooms. Bathrooms, yards, and extra cabinets add time. Jumbo and EA/EM prices on the HDB table exist for that reason: $688 and $788 on the standard list, not a guess on the day. Tell us the flat type accurately. 'Big 4-room' is how quotes go wrong.
Sembawang waterfront condos add concierge rules like the East Coast. Company ID, service lift, sometimes a work-hour cap. The clean is still dust, wipe, vacuum, mop, plus the handover list if it is end of tenancy.
North-facing rooms and damp that sits
North-facing HDB bedrooms in Yishun and Sembawang stay cooler and hold rain. Wardrobe backs and the wall behind the bed grow the same mould story as Bukit Batok, with fewer hours of sun. Bleach on paint does not dry a closed cabinet. We HEPA, dry, and treat what is reachable. Recurring growth on silicone needs the bathroom exhaust and the door habit changed, not a scented gel.
Service yards and stores that never open smell musty after a wet week. Open them before we arrive if you can. We cannot dry a sealed bomb shelter in 20 minutes.
How a North booking works
WhatsApp unit type, job, date, estate. Written quote. Keys with a neighbour or concierge are fine. Two cleaners, tools on the van, water and power from you. Walkthrough at the end. Flag spots then. Payment after you have seen the work.
Saturday North slots are fewer because of drive time. If the agent only does Saturday, book earlier than you would for Jurong.
Included and extra
Same inclusions as the rest of the island: dusting, covers, fans, cabinets if empty, kitchen exteriors, bathrooms, interior windows, vacuum and mop. Oven interior extra. Post-reno paint, glue, acid, and machine scrub extra. Upholstery extra unless added.

Larger yards, bomb shelters, and stores
Many North HDBs have a proper service yard. If it is used as storage, say so. We clean what we can reach. Stacked cartons stay stacked unless you move them. Bomb-shelter stores that have been shut through a wet month need door-open time before chemicals. We are not a mould-removal contractor with tenting and air scrubbers. We are a cleaning crew that will HEPA and treat reachable surfaces.
Bike clutter in Woodlands corridors is your town council rule, not ours. We will not leave kit in a common corridor if the notice says not to.
Weekday versus Saturday in the North
A Tuesday Woodlands 4-room is the easy version of this region. A Saturday Yishun handover at 11am after movers leave at 10am is the hard version. We can often start once the last box is out. We cannot clean under a houseful of cartons and then pretend interiors were done.
If your agent only inspects on Saturday, book the previous weekday clean when you can. Dust from movers is real. A Friday clean plus a short Saturday tidy is sometimes smarter than one rushed Saturday. We will say so if the timeline is tight.
What the North walkthrough checks
Aircon covers, hob and hood exteriors, bathroom limescale, interior window tracks, cabinet interiors if empty, floor edges. Those are the fail items in Woodlands agents' photos. A shiny living-room floor does not save a dusty cover. Stay for the walkthrough if you can. Flag then, not in a text at 9pm.
Tools, products, and what you supply in the North
We bring HEPA vacuums, degreasers, descalers, cloths, and ladders. Day-to-day chemistry is family- and pet-safe, low-VOC. Heavy grease or post-reno adhesive gets a stronger agent, then rinse and ventilate so the unit is usable the same day. You supply running water and a working power point. You do not supply a vacuum.
If a Yishun cat has the run of the flat, say so. We still clean. We need the animal in another room while chemicals are wet. We are not a pet-sitting service. We will not chase a dog down a Woodlands corridor.
Power trips in older North blocks happen. If the DB is sensitive, tell us. We will not run a steamer, a vacuum, and a kettle on one 15A ring if we can avoid it. That is a small operational note that saves a lost hour.
Payment is after the walkthrough. We do not take a holding deposit for a future visit. The written quote is the amount. If we agreed an oven add-on at $80, it is on the quote or it is not done.
Reviews that name Woodlands or Yishun and the job type help neighbours find a real handover crew. If the work was good, say the estate. A five-star 'good job' does not tell Gemini where we actually clean.
